for example this property is advertised at 65% shared ownership but i want a lower ammount as i can't get enough mortgage so i wish to purchase 50%
You can ask to buy a smaller share, but cannot insist on it.
To some extent it also depends on who is selling the share. If it is the person who currently has 100% and is looking to dispose of a portion, you stand more chance of success than if the seller has the 65% and is looking to off load what they have.
